The last two weekends of August in Ashburn usually feel a little sleepy. Rides get packed away at the swim club, the Silver Line stops running so late, and everyone is trying to squeeze one more thing in before school reset. This year the calendar looks different. There is a full ten-day carnival in Uptown, a two-day Asian food festival on the Plaza, a Kentucky bourbon tavern that opened next to the Metro, and a first-in-Loudoun brunch concept that has already been running long lines out of a shopping center most residents did not know had a name yet.
For a decade the shorthand answer to "where's the new place?" in Ashburn was One Loudoun. That is still the marquee address, but the map of where crews are cutting ribbons in 2026 has widened. Bram Quarter, Brambleton Town Center, Ashburn Farm Village Center, and Belmont Chase are each getting a signature opening this year. The result for anyone who already lives here is a summer where you can plan five different weekends without repeating a parking lot.
What is actually on the calendar between now and Labor Day
A quick pass at the events worth blocking on a family calendar:
- August 7, Broadlands Live — Country Night at the Broadlands amphitheater, doors around 6:45 p.m.
- August 8, One Loudoun Town Center — Melissa Quinn Fox headlines the Summer Concert Series at 7 p.m.
- August 12 through August 23, One Loudoun Uptown — the Carnival at Uptown, ten days of rides at 44578 Atwater Drive.
- August 13, The Barn at Brambleton — LIVE at The Barn concert series, 6 p.m.
- August 22, One Loudoun Plaza — country artist Jovon Newman at the Summer Concert Series.
- August 27, One Loudoun — free outdoor movie night with Hoppers, popcorn courtesy of Alamo Drafthouse Cinema.
- August 29 and 30, One Loudoun Plaza — Asia in a Bite Food Fest.
- Every Monday through August 31 — Summer Jams with Rocknoceros, 11 a.m. on the Plaza.
Two of those deserve a longer look, because they are the two events non-residents will drive in for and locals will have to plan around.
The Carnival is the anchor everyone else is planning around
The Carnival at One Loudoun Uptown runs Wednesday, August 12 at 5 p.m. through Sunday, August 23 at 6 p.m., with all the usual rides, carnival food, games, and prizes. Admission is free, and ride tickets can be purchased on site or in advance online. Parking on the Uptown side, near the movie theater and the apartments, tends to fill first on the middle Saturday. If you are walking from the Downtown side, budget an extra ten minutes.
Ride wristbands are being sold as pre-sale and day-of, and the four-pack pre-sale is listed at $86.99 with a $128 stated value if you buy before 5 p.m. on August 12, with each wristband valid any one day of the carnival. Height matters. Wristbands are not recommended for anyone under 36 inches tall, which is worth knowing before you buy for a preschooler.
Asia in a Bite is the sleeper of the month
The second weekend to plan around is the last one. Asia in a Bite brings 40 food vendors, more than 10 merchandise vendors, and live DJ music to One Loudoun for a free outdoor food festival celebrating Asian cuisine, with free RSVP and open to the public. It runs as a recurring weekend series at One Loudoun from May through October 2026, and August 29 to 30 is the largest edition before fall.
The reason to care, beyond the food, is that it lands the same weekend the Carnival breaks down. For one day the entire Uptown-to-Plaza spine of One Loudoun is programmed, and both events are free at the gate.
Bram Quarter has quietly become the second gravity well
The address most Ashburn residents did not have on their radar a year ago is Bram Quarter, the newer retail node at Loudoun County Parkway and Evergreen Mills Road. That is where the first Another Broken Egg Cafe in Loudoun County opened on Monday, June 22, in the same center as the Paris Baguette. Hours are 7 a.m. to 2 p.m. Monday through Friday and 7 a.m. to 3 p.m. on weekends, and the menu leans into a Bacon and Grilled Tomato Benedict, Shrimp and Grits, and Bourbon Street Pancakes, along with brunch cocktails like a Blueberry Margarita and a Vanilla Spiked Cold Brew. Pinstack, the bowling-and-arcade concept, is open at the same center.
For families in Brambleton and South Riding this is functionally a new neighborhood brunch destination, which matters because the drive to a proper Sunday brunch used to point east toward Reston or south toward Gainesville. That trip is now four traffic lights.
Brambleton Town Center is trading pizza for pasta
The bigger fall opening in the same corridor is on the Brambleton Town Center side. Capellini's Classic Italian, from Carbonara chef Mike Cordero, is slated to debut in September at Brambleton Town Center, alongside a second Carbonara opening in Gainesville and a new cookbook. If you have not been to the original Carbonara in Ashburn, the signature is theatrical: pasta tossed in a flaming 80-pound wheel of Parmesan, chicken Parmigiana finished tableside so the breading stays crisp, and tiramisu assembled in front of guests.
The Brambleton space was originally earmarked for one of Cordero's taco concepts before he switched it to Italian, in his words because he loved the location. Read that as a small vote of confidence in Brambleton Town Center as a destination-dining address, not just a convenience center. Down the road at Brambleton Corner Plaza, at Northstar Boulevard and Evergreen Mill Road, Amrut has been open since a February soft launch as two restaurants under one roof, a fast-casual eatery with quick dine-in or carry-out dishes and a full-service sit-down restaurant. The fast-casual side opened first, running South Indian breakfast and pizzas out of the same kitchen.
The village centers are catching up
The story residents will notice more slowly is what is happening in the older village-scale centers.
Ashburn Farm Village Center, off Ashburn Farm Parkway near Buffalo Wing Factory and Patel Brothers, has two new tenants coming in. Tiffin Hut, an Indian eatery with an existing Herndon location, is bringing vegetarian food, all-day breakfast, butter dosas, and vada. In the same plaza the landlord has also announced Fantasticks, believed to be the same shop that runs gourmet gelato bars at One Loudoun.
Belmont Chase, off Claiborne Parkway near Route 7, has signed a new tenant called Adda into the 4,300-square-foot space that used to be Baker's Crust Artisan Kitchen. The concept has not been publicly detailed, but the name is a Hindi word meaning hangout, which is a fair hint.
Loudoun Station, next to the Ashburn Metro, added Juleps Kentucky Tavern earlier this year, a Southern kitchen with fried chicken, BBQ, shrimp and grits, and a bourbon and whiskey program built around citrus, herbs, and layered cocktails rather than sweet drinks. The Taco Shop and Bar took over the former Neighbors Bar and Grill space at 42882 Truro Parish Drive with birria tacos, carne asada, shrimp fajitas, and house margaritas. Haraz Coffee House opened its first Ashburn location back in February with a Yemeni-inspired menu of coffee drinks and pastries, and the second is now open at Town Center at Sterling. Cloud Fizz, the customizable craft soda counter, has landed in Ashburn as well.
What this looks like on a Sunday afternoon
Pull those threads together and the practical takeaway for an Ashburn resident is this. If you want a big-crowd, free-admission night, One Loudoun is still where you are going. If you want brunch without a 45-minute wait, Bram Quarter is worth the drive south. If you have out-of-town guests in September, Capellini's at Brambleton Town Center is the reservation to make. If you are heading home from a Nationals game or a Metro ride, Juleps or The Taco Shop are the new default stops at Loudoun Station.
The center of gravity in Ashburn dining used to be one intersection. In August 2026, it is four.
